Tenant Frequently Asked Questions

Tenant Responsibilities

  • Rent Payment: Rent must be paid on time. Late payments may result in a Notice to End Tenancy, giving 5 days to pay or 10 days to vacate. Repeated delays can lead to eviction.

  • Property Care: Keep the rental unit and surrounding areas clean and in good condition. Maintain respectful noise levels to avoid disturbing neighbors.

  • Damage and Repairs: Tenants are responsible for repairing damage caused by themselves, household members, or guests. Significant issues should be reported to the Property Manager promptly.

  • Access for Inspections/Repairs: Tenants must allow Property Manager access with prior notice for inspections or maintenance.

  • Absences: Notify the Property Manager of extended absences.

  • Move-Out Procedures: Provide proper advance notice before moving out and return the property in its original condition.

  • Reporting Repairs: Promptly report any maintenance needs to avoid additional costs from further damage.

  • Utilities: Pay for any utilities specified in the tenancy agreement that are not included by the Property Manager.

  • Agreement Reference: Review the tenancy agreement for specific rules and obligations.

Tenant Exemptions

  • Normal Wear and Tear: Tenants are not responsible for damage caused by natural aging or ordinary use of the property.

Security Deposit

  • Purpose: The security deposit covers damages caused by negligence or intentional actions. While it may be applied at tenancy end, tenants should report issues as they occur.

Cleaning & Maintenance

  • Cleaning: Tenants should professionally steam clean carpets, wash window coverings, clean walls, vents, and glass regularly, and before moving out.

  • Yard Care: Maintain outdoor spaces, including leaf removal, snow shoveling, gardening, and lawn care.

  • Routine Maintenance: Replace bulbs, filters, fuses, and maintain fireplaces. Unblock plumbing and manage lost keys if due to tenant negligence.

Moving Out

  • Notice Period: Month-to-month tenants must give 30 days’ notice prior to the last rental day.

Alterations

  • Approval Needed: Obtain written permission before hanging items on walls or making alterations. Repairs may be required for excessive use of nails, screws, or tape. Painting, renovations, or other modifications require prior written consent.

Safety Devices

  • Alarms & Detectors: Do not tamper with security or fire alarms. Report malfunctions or battery replacements immediately.

Installations

  • Telecommunications: Written permission from the Property Manager is required for telephone, satellite, or cable installations.

Property Access

  • Notice Requirements: Property Managers may enter with 24 hours to 30 days notice, depending on the situation.

Noise & Conduct

  • Noise Levels: Maintain reasonable noise at all times and comply with local bylaws.

Insurance

  • Tenancy Insurance: Tenants are encouraged to carry insurance to protect against unforeseen damages.

Communication

  • Emergencies: Contact the Property Manager outside regular hours only for urgent matters affecting health, safety, or property.

  • Additional Occupants: Written approval is required before allowing extra roommates.

  • Rent Extensions: The Property Manager is not obliged to provide extensions, but tenants should communicate issues promptly.

Repairs & DIY Work

  • Authorized Repairs: Complex repairs require proper certification and written permission. Avoid attempting tasks without authorization.
